Confidentiality. The information contained in these documents is intended solely for the recipients of this e-mail, and contains confidential materials for the evaluation of the properties offered for sale and / or rent. Any forwarding or other use of this information, as well as any action on the basis of this information by people and / or companies other than the recipients, is prohibited. If you receive this information by mistake, please note that this is confidential information, immediately informing the sender and / or recipient and deleting the message. All material contained, including photographs, unless otherwise indicated, are the property of LVI which holds the copyright and its rights; It is therefore forbidden to reproduce without the prior written consent of LVI. Commission: the commission fee will be calculated on the purchase / lease price of the property (and / or the shares of the company and / or the company owning the property and / or the selling price to the leasing company) to the extent of 3 % (three percent) plus VAT for the selling and of 5% (five percent)  plus VAT for a RE renting. The right to commission matures only when the deal is concluded, i.e. when the buyer becomes aware of the acceptance of the seller's purchase proposal. The commission will be paid at the same time as the signing of the preliminary sale contract.

Accuracy of information. The information and material contained herein are transmitted as received at the time of the assignment of the sale by the sellers and / or by the agents who represent them and who cooperate with LVI. LVI supposes this information truthful but does not take any responsibility for any omissions or inaccuracies and about their actuality. In particular, by way of example, measurements, distances, local numbers and any other features of the property provided by the seller have not been checked by LVI and may be incorrect. Terms of sale. The owner has the right to sell the property and / or to change any condition (including the price) without prior notice and / or communication. You are therefore aware and accept that LVI will verify the accuracy and / or actuality of these conditions as a result of your interest in the purchase received from you. If a property was already proposed by other RE mediators you should notify us immediately; You should also immediately report this to other brokers who proposed the same property afterwards to LVI. Energy certification and Energy Performance Index

Dear Visitor, Article. 13 of Decree 28/2011 provides that from 1 January 2012 in the real estate ads to be shown the Energy Performance Index (EPI); it is a value expressed in kWh per square meter and represents the consumption of primary energy required to maintain a given constant temperature in a building: the lower the value, the better the energy efficiency.

The energy performance index is contained in the energy performance (EPA) classifies the buildings for classes, each distinguished by a letter: A +, A, B, C, D, E, F, G. Class G includes buildings that have energy performance less efficient and therefore energy costs higher. Each subject, the seller or lessor who intends to put your property on the market, should therefore get a "A.P.E." certificate prepared by a qualified technician.

In particular with regard to Tuscany, where there is the highest number of properties on this site, the Tuscan Regional Law 39/2005 (art. 23a}, provides that if the building is not equipped with ACE certificate is provided AUTOMATICA classification in class "G", IPE resulting in more than 230 kWh / m2. Information to the processing of personal data ex art. 13 Legislative Decree 196/2003

6. Disclosure of the data: personal data are not subject to disclosure.

7. Data transfer abroad: personal data may be transferred to EU countries and to countries outside the European Union for the purposes of paragraph 1.

8. Rights: art. 7 T.U. It gives the exercise of certain rights, including the right to obtain from the owner confirmation of the existence or otherwise of their personal data and their providing in an intelligible form; You have the right to know the origin of the data, the purposes and methods of treatment, the logic applied to the processing, the identity of the owner and individuals to whom the data might be disclosed; the party has the right to obtain updating, rectification and integration of data, deletion, transformation into anonymous form or blocking of data processed in violation of the law; the holder has the right to oppose, for legitimate reasons, the processing of data.
